Do You Subtract Door Openings From a Metal Stud Framing Takeoff?
A door opening removes some wall area, but it also creates jambs, headers, cripples, blocking, coordination, and labor. That is why I usually do not simply subtract the opening and move on.
THE SHORT ANSWER
I usually don't simply subtract door openings from a metal stud framing takeoff.
A door removes some wall area, but it also creates more framing. You still have jamb studs. You still have a header. You may have cripple studs above the opening. You may need doubled studs, blocking, heavier framing, additional anchors, or some completely different detail depending on the door.
So if you're looking at a 3-foot-wide door and thinking, "Great. Three less feet of wall," be careful.
The opening may save less material than you think. Sometimes it can actually create more work.
NORMAL OPENINGS CAN LIVE INSIDE THE ALLOWANCE
How I handle a normal door opening.
For a normal commercial door opening with nothing particularly unusual about it, I generally don't do a separate detailed framing takeoff for every door. My normal metal framing takeoff already includes allowances for the extra studs and track that occur throughout a real job.
For example, I've written before about using roughly one stud per linear foot as a quick estimating method on certain projects instead of calculating every stud at exactly 16 inches on center. That extra material isn't there because I'm planning to throw studs in the dumpster. It is there because real walls aren't one perfect uninterrupted run of studs at 16 inches on center.
There are corners, doors, intersections, backing, short pieces, headers, and changes in wall conditions. For a fairly normal project with a normal amount of doors, those ordinary openings are usually absorbed into the way I already take off the framing.
The same goes for track. If I already have a reasonable waste allowance built into the takeoff, a normal amount of door headers usually doesn't make me start counting every little piece separately.
That is my estimating method, though. It is not a universal rule that everyone should use one stud per foot or a certain percentage of track waste. The important lesson is understanding what your allowance is actually covering.
LOOK AT WHAT REPLACED THE FIELD STUDS
A door opening isn't missing framing.
Let's say you have a wall with one basic 3'-0" door opening. Yes, there is no stud standing in the middle of the doorway.
But look at what happened around it. You have jamb framing on both sides. You have a header. You may have cripple studs above it. Depending on the detail, the jambs may be doubled or otherwise reinforced. The header may require additional pieces of stud or track.
Now compare that with a completely straight section of wall. Track. Stud. Stud. Stud. Keep going.
The door removed some field studs, but it replaced that simple repetitive framing with a more concentrated condition. That is why I don't automatically deduct the opening and call the material saved.
WHEN THE WALL GETS CHOPPED UP
When I start counting doors separately.
The more unusual the openings become, the less comfortable I am letting my normal framing allowance absorb everything.
Suppose I have 100 feet of wall with one normal door. That's one thing. Now suppose I have 100 feet of chopped-up office walls with doors everywhere, glass beside several openings, little returns, backing conditions, and almost no long straight runs.
That's a different takeoff.
When I see something like that, I start spot-checking my normal assumptions. I might take a representative section of wall and actually count what the framing is doing. How many studs did this 10-foot section really consume? How many would my normal rule of thumb have given me? How much extra material are all these jambs and openings creating?
If the sample tells me my normal allowance is no longer enough, I adjust the estimate. I don't necessarily need to hand-count every stud on the entire project. Sometimes a good sample tells you what you need to know.
THE STRAIGHT-WALL MATH STARTS BREAKING
Lots of doors can destroy a clean 16-inch layout.
Imagine laying out a nice straight wall at 16 inches on center. Everything works. Now start dropping door openings into it.
Your jamb studs don't always conveniently land exactly where your normal stud layout would have landed. You still need the framing around the opening, and then you need the rest of the wall layout to continue properly.
Add enough doors, corners, little returns, and backing conditions and suddenly your stud count starts growing considerably faster than the straight-wall math suggested.
This is one of the reasons I like that one-stud-per-foot method as a sanity check on chopped-up work. But even that rule has limits. If the project has an unusual number of openings, I'm checking it.
A rule of thumb is supposed to make estimating faster. It is not supposed to give you permission to stop thinking.
SPECIAL GETS PULLED OUT
Special door framing gets its own takeoff.
There are also doors where I immediately stop treating the opening as normal. Maybe the detail requires a box-style header. Maybe there is specialty reinforcement. Maybe the jambs require additional framing. Maybe the opening has a sidelite. Maybe there is a larger glass assembly next to the door.
Maybe the wall contains security mesh or another specialty material. Maybe the opening needs wood blocking or plywood for another type of frame or finish.
When that happens, I'll often figure out what one opening requires and multiply it by the number of similar openings. If one specific door condition requires additional stud and track beyond what my normal wall allowance covers, I can build a small material allowance for that door type and extend it across the project.
That is much faster than reinventing the calculation twenty times.
THE FRAME TYPE CAN CHANGE THE MATERIAL
Wood jambs and blocking can change the scope.
Not every opening is receiving the same type of frame. Sometimes you're dealing with a wood jamb or another finish condition that requires blocking or nailers in the rough opening.
Now I care about different material. Do I need plywood? Dimensional lumber? Additional metal framing? How is the jamb actually being attached?
If that condition repeats throughout the job, I want to know what one opening requires and then multiply it. That's one reason the door schedule and details matter even if you're technically "just pricing the walls."
The door can change the framing around it.
THE FLOOR-PLAN SYMBOL IS NOT ENOUGH
Read the door schedule.
When I'm taking off framing, I don't want to look only at the door symbol on the floor plan. I want to see what those openings actually are.
Singles? Pairs? Oversized doors? Hollow-metal frames? Wood jambs? Rated openings? Doors with sidelites? Special security conditions?
Then I look for details or elevations that tell me whether there are special framing requirements.
A standard opening might disappear into my normal framing allowance. A specialty opening shouldn't.
FRAME TYPES CHANGE THE SEQUENCE
Don't assume every hollow-metal frame installs the same way.
Different hollow-metal frame types can be installed differently. Some slip-on drywall frames are installed into completed wall openings. Other frames used in new steel-stud construction are coordinated with the framing and anchored to the studs. Welded frames can require their own installation sequence and coordination.
So I don't want an estimator memorizing one rough-opening rule and applying it blindly to every hollow-metal frame on every job.
Understand what frame you're dealing with. Check the manufacturer requirements when necessary. Look at the project details. And if different trades are responsible for the wall framing and the hollow-metal installation, make sure everybody is working from the same information.
KNOW WHO OWNS WHAT
Sometimes the door installer and framer need to coordinate.
There are projects where the same carpenter handles both the metal framing and hollow-metal frames. There are others where those scopes are split.
If a welded frame needs to be set and coordinated with the studs, the framing sequence may depend on when that frame is available and who is installing it. Other frame conditions may be installed after the wall opening is already constructed.
The point isn't that one method is correct for every project. The point is to know which method you're pricing.
If fifty openings depend on another contractor's frame installation or information, I want that coordination figured out before somebody frames fifty openings based on an assumption.
ESTIMATING QUANTITY VS. FIELD LAYOUT
The rough opening matters more in the field than in my early material math.
For an ordinary preliminary framing takeoff, I'm usually more concerned with understanding the type and quantity of openings than obsessing over tiny differences in rough-opening dimensions.
A few inches of opening width doesn't dramatically change my overall metal quantity on a normal door. The framing that moved out of the bottom track usually reappears in the header anyway.
But that does not mean rough-opening dimensions don't matter. When you're actually laying out and building the opening, they matter tremendously. The frame needs to fit. The opening needs to be plumb and square. The framing has to coordinate with the specific frame and installation method.
So I separate two questions: how much framing material do I need to carry in my estimate, and what exact rough opening do I need to build in the field? Those aren't always the same estimating problem.
LINEAR FOOTAGE DOES NOT TELL THE WHOLE STORY
More doors usually means more labor.
Take two projects. Both have 500 linear feet of framing. Project A is mostly long, straight walls with very few openings. Project B has offices everywhere, doors every few feet, glass openings, backing, little returns, and constant changes in wall condition.
Those are not the same labor job.
Every door interrupts the repetitive work. Now you're laying out jambs, building headers, installing cripples, checking heights, making sure openings are plumb and square, possibly doubling framing, possibly adding blocking, and possibly coordinating with hollow-metal frames.
Then you move three feet and do it again.
The wall footage stayed the same. The labor didn't.
This is why the more doors and openings a wall has, the less useful linear footage becomes as the only measure of productivity.
WHAT COMES AFTER YOUR FRAMING MATTERS
Openings with glass need more attention.
I pay even more attention when an opening is receiving glass or another finish system that depends heavily on the framing being accurate.
A basic framed opening should obviously still be built correctly. But if another system is going inside it, your tolerance starts affecting somebody else's installation.
Now plumb matters even more. Level matters. Opening size matters. Consistency from one opening to the next matters.
A framing mistake that might have been easy to correct in an ordinary wall can become somebody else's expensive problem once the glass shows up.
SPECIAL OPENINGS CAN HIDE SPECIAL WALL SCOPE
Security doors can hide additional scope.
Some specialty openings can have requirements you would never catch by simply subtracting the door width from the wall.
Security conditions are a good example. I've seen walls where additional mesh or reinforcing material was required around secure areas to make it more difficult for somebody to break through the drywall and access the opening from the side.
Now that door is connected to a completely different wall assembly. That's why you have to read the details.
"Door" is not a complete scope description.
LOOK AT WHAT THE OPENING ADDED
Don't let the deduction make you feel too good.
I think this is where beginners can get fooled. They see ten 3-foot doors and think, "Perfect. That's 30 feet of wall I don't have to build."
Maybe. But before celebrating, ask what replaced that 30 feet.
How many jamb studs? How many headers? How many cripples? How much blocking? How many special anchors? How much extra labor? How many interruptions to an otherwise clean layout?
Sometimes the opening saves material. Sometimes it roughly washes out. Sometimes the door condition uses more framing than the straight section would have used.
You have to look at the actual project.
MY RULE
Normal gets absorbed. Special gets investigated.
If I have a normal number of normal commercial door openings, I usually let my regular framing allowances absorb them.
If I see an unusual amount of doors or heavily chopped-up work, I spot-check my assumptions.
If I see specialty door framing, I pull it out and price the condition separately.
The goal isn't to count every screw and every six-inch piece of track. The goal is to make sure your shortcut still represents the job you're actually estimating.
A door opening removes wall area. It doesn't necessarily remove framing material, labor, or complexity.
REVIEW THE OPENINGS BEFORE YOU FINISH THE WALL TAKEOFF
Door openings are only one of the conditions that can change a framing estimate.
