How to lay out metal framing from finished dimensions.

Architectural dimensions often land on finished wall faces, while metal framing is laid out to bare track. Before you make a mark, verify what is actually on the wall. Then identify the two points you are measuring between and ask one simple question: does getting to the track make the dimension bigger, smaller, or stay the same?

STEP 1

Before you lay out the track, know what is on the wall.

Architectural dimensions often land on finished wall faces, but metal framing is laid out to the bare track. Before you make your mark, determine what makes up that finished wall so you know the actual buildup between the dimensioned finish face and the track.

Check the wall type.

Identify the materials shown on the drawings, such as drywall, plywood, or another sheathing material.

Confirm thickness and layers.

Verify whether the wall has 1/2", 5/8", 3/4", multiple layers, or another specified buildup.

Check the finish schedule.

Tile, millwork, wall panels, or another finish may change where the finished face actually lands.

Determine the total wall buildup.

Once you know what sits between the dimensioned finished face and the bare track, that buildup can be accounted for in the layout.

EXAMPLE USED BELOW For the examples in this lesson, we will use one layer of 5/8" drywall on each referenced wall face.

That 5/8" is only the example. On an actual project, use the wall type, material thickness, number of layers, and finish requirements shown for that condition.

STEP 2

Identify the finished face and the track edge you need to lay out.

Start with the witness lines. They show the exact finished faces the architectural dimension is measuring. Then locate the nearest bare track edge behind each of those finished faces.

In this example, the nearest track edge is directly behind one layer of 5/8" drywall. On an actual wall there may be other materials, multiple layers, or additional finishes between the dimensioned face and the track. Use the total wall buildup you verified in Step 1.

STEP 3

Let’s keep it simple: does the layout dimension in Step 2 (above) get bigger, smaller, or stay the same?

Look back at the finished-face dimension and the track edges in Step 2. Before doing any math, decide what happens to the distance when you move from those finished faces to the bare track.

Choose Bigger, Smaller, or Same. Use the Step 2 drawing above. No calculation is needed yet.

Don’t memorize “add 5/8"” or “subtract 5/8".” First determine what material is actually between the dimensioned finish face and the track. Then decide whether getting to the track makes the layout dimension bigger, smaller, or the same.

STEP 4

See the measuring points on the four parallel-wall conditions.

The dark witness lines show the given architectural dimension between finished faces. The lime witness lines show the track edges you actually need to lay out. These examples all use one layer of 5/8" drywall at each referenced face.

Important: the mixed conditions stay the same only when the wall buildup at the two referenced endpoints is equal. If the buildups are different, use the actual buildup at each end and let the drawing tell you whether the final dimension gets bigger or smaller.

STEP 5

Use the same bigger / smaller rule when one end is an axis or grid line.

An axis or grid line is a fixed control point, so that end does not move. Only the wall end changes. Identify the finished face the dimension reaches, find the track edge behind it, and account for the actual wall buildup at that end.

The track edge is farther from the axis than the finished face, so the layout dimension gets bigger. In this example, add the 5/8" drywall buildup.

AXIS → INSIDE FINISH AXIS A 10'-0" GIVEN 10'-0" − 5/8" = 9'-11 3/8"

The nearest track edge is closer to the axis than the finished face, so the layout dimension gets smaller. In this example, subtract the 5/8" drywall buildup.

THE METHOD

Four things to remember.

  1. Know the wall. Check the wall type, materials, thicknesses, layers, and finish schedule before making a layout adjustment.
  2. Identify the exact points. Follow the architectural witness lines to the finished faces, then locate the bare track edges you actually need to lay out.
  3. Ask bigger, smaller, or same. Add the applicable buildup when the track dimension gets bigger, subtract when it gets smaller, and keep the dimension when equal adjustments cancel.
  4. Use the actual buildup. The 5/8" drywall shown in this lesson is only an example. Use the materials specified for the real wall condition.
